Crawl spaces are the radon doorway

A house on a vented crawl space or an open foundation has bare earth just below the floor, and that soil is where radon collects. Fire an open masonry fireplace and the house needs make-up air fast, so it draws up through the crawl and the chimney chase — the same voids that stay wet in Brevard's long March-to-June rains. Moisture and soil gas travel the same cracks, which is why a firebox problem and a radon problem often show up together out here.

Sealing the crawl helps, but so does choosing a fireplace that doesn't yank on it in the first place.

Propane and the sealed-combustion advantage

Most Brevard cabins burn [propane](/guides/natural-gas-vs-propane-in-wnc), and a sealed direct-vent propane unit is about the gentlest thing you can put over a crawl space — it takes combustion air from outdoors through a coaxial pipe and exhausts outdoors, so it doesn't lean on house pressure at all. An open wood fireplace does the opposite. If you love the wood look, a sealed gas insert keeps the flame and stops the pull.

Test, then let each trade do its part

We pull the Transylvania County permit and pressure-test every propane line — work a mason or handyman legally can't connect. We don't install radon sub-slab systems; that's a separate mitigation trade, and the two jobs should be coordinated so the fan isn't fighting a depressurizing hearth.
