Rain is the local enemy

Brevard gets more than 80 inches of rain a year, and it shows up in the chimneys. We see cracked crowns, spalled brick where water froze and thawed inside it, and rusted dampers — plus crawl spaces and chimney chases that stay damp enough to rot out the parts you never look at. The wet stretch from March through June is the worst of it.

That's why a moisture inspection comes before any recommendation here. Sometimes the fix is a stainless cap and waterproofing; sometimes it's stepping up to a sealed direct-vent unit that sidesteps a failing masonry flue entirely.

Propane out past downtown

Downtown Brevard has some gas, but the cabins and mountain-modern builds around Connestee Falls, Sherwood Forest, and out toward Pisgah run on propane. Propane burns hotter per unit and needs its own orifices and pressures, so the setup has to match the fuel or it soots.
