Do fireplaces and chimneys in older homes need more frequent maintenance?
Often, yes — and in Asheville it depends which side of town you're on. A Montford or North Asheville home with an original masonry flue asks more of us than a clean-face gas unit in a newer South Asheville build. The appliance gets its yearly service either way; the old brick and flue on top of it are what add up.
Two housing stocks, two service pictures
Our showroom sits at 629 Emma Rd, so Asheville is home base and we see the full spread of it. West Asheville and Montford bungalows and the older houses up in North Asheville carry century-old masonry: mortar joints that erode, crowns that crack and let water in, unlined or clay-tile flues that never met modern standards, and dampers rusted half-shut from decades of use. South Asheville and Biltmore Village new builds are the opposite — sealed direct-vent gas that simply wants its annual once-over and little else.
The older the chimney, the harder the mountain freeze-thaw cycle works on it. Water soaks into the brick in November, freezes on a cold night, and pries the mortar apart by spring — so an older Asheville chimney often needs waterproofing and crown maintenance that a newer South Asheville home can skip for years.
Annual service, plus the masonry
The burning appliance — gas unit, insert, or wood firebox — still runs on one yearly visit, where the pilot and burner orifices clogged by off-season spiders and dust get cleared and checked. What stacks onto an older Asheville chimney is the masonry side: waterproofing, crown repair, a fresh stainless liner where the clay tile has cracked, or repointing a spalling firebox. A Level 2 inspection with a camera up the flue is how we tell a sound old chimney from one hiding a problem — and plenty of the ones we scope turn out perfectly fine.
