Do historic district rules affect whether I can install or change a fireplace and chimney?
In Brevard, most homes run on propane rather than a gas main, and that actually gives us more freedom on historic streets — a sealed unit vents out a small sidewall cap instead of a tall stack. Downtown's older character can trigger design attention to street-facing changes, but the appliance and gas connection inside stay off the review board's radar.
Propane Country Shapes the Install
Brevard sits in propane territory, so most installs here connect a sealed appliance to a tank system we set up — regulator, piping, and appliance pressures dialed in — while the tank itself is coordinated with your propane supplier. Propane burns hotter per unit than natural gas and needs the right orifices and pressures, or the unit soots; as a licensed gas contractor that's our lane. The upside for a historic address is that a direct-vent propane fireplace doesn't need a chimney at all, so we can terminate on a modest, less-visible wall and skip the tall masonry stack a design board would scrutinize.

Transylvania County gets 80-plus inches of rain a year, and it shows: cracked crowns, spalled brick, and rusted dampers are common on Brevard's older downtown chimneys and the cabins tucked around Connestee Falls and Pisgah Forest. When a genuine historic masonry chimney is failing but you don't want to alter its appearance, a gas or wood insert with an interior stainless liner rebuilds the working part while leaving the exterior brick exactly as it stands. Nobody on the street sees a change; you get a chimney that sheds water and holds draft.
