Does an older home's fireplace and chimney have to be brought up to current code when I add an insert or gas logs?
In Fletcher, whether adding an insert triggers any flue work depends on what you already have — and it's often a factory-built box, not masonry. Either way, the code doesn't push your whole house up to standard; only the venting for the new appliance has to be right, and for a prefab firebox that's a different check than for a brick chimney.
Builder-Grade Boxes and Metal Chases
A lot of Fletcher's 1990s subdivisions came with builder-grade factory-built fireplaces that vent through a metal chase rather than a masonry chimney. That changes the inspection: instead of camera-ing a clay flue for cracks, we're verifying the prefab unit is listed to accept an insert, that its components aren't damaged or discontinued, and that the chase and vent are intact. Not every old prefab box will safely take an insert — some are best replaced with a new sealed unit — and we'll tell you straight which situation you're in before anything is scheduled.
