Storm damage and flood damage are not the same to an insurer

This distinction catches people every time. A tree crushing your chimney or wind tearing off the cap is sudden, accidental damage — the kind standard homeowners policies are built to cover. Rising water is different. Flood damage is typically excluded from standard policies and only paid under a separate flood policy, which a lot of mountain homeowners didn't carry before Helene made the risk real. So the same waterlogged fireplace might be covered or not covered depending entirely on whether the water came from the sky as wind-driven rain or up from a swollen creek. Read your declarations page, and ask your agent to spell out which peril applies.

Where permits quietly decide claims
