How many square feet will a gas fireplace actually heat in a drafty older mountain home?

In a moderate climate the rule of thumb is about 20 BTU per square foot, but WNC winters and a drafty old farmhouse push that up. A 30,000-BTU direct-vent unit that would warm 1,000-plus square feet in a tight home might comfortably hold 500 to 700 in a leaky one. It heats a zone well, not a whole loose house. Start with the standard guide — roughly 20 BTU per square foot in a moderate climate — then adjust for reality. Our mountain winters are colder than "moderate," so that number climbs before you even account for the building. A drafty older home — single-pane windows, no wall insulation, gaps around the band joist — bleeds heat as fast as the fireplace makes it. We see this weekly in century-old Asheville and Weaverville houses: the same appliance that would toast a modern home never quite catches up in a leaky one. The published BTU rating assumes a tight envelope you may not have.

Heat the zone, not the leaks

The honest way to think about a fireplace in an older home isn't "how many square feet total" — it's "which room stays comfortable." A well-sized unit will hold the living room or den beautifully while the far bedrooms run cooler, which for most families is exactly the point. Air-sealing and insulation would extend that reach, but that's a builder's job, not ours. What we control is matching appliance output to the space and the drafts it's fighting.

Sizing it right beats sizing it big

The temptation is to buy the biggest firebox and overpower the drafts. Bigger isn't better — an oversized unit in a smaller room runs you out or short-cycles, and it costs more to feed.
