How much does it cost to install a fireplace in a mobile or manufactured home?
Flat Rock is known for 1800s homes with oversized open masonry fireplaces — but a manufactured home is a completely different animal, and so is its fireplace. A HUD-listed direct-vent gas unit runs about $3,500–$8,000 installed, and the model has to be approved for manufactured housing, which narrows the list before price does.
Two housing worlds, two rulebooks
The historic hearths around Historic Flat Rock and Kanuga are governed by masonry, clay flue liners, and draft. A manufactured home follows the federal HUD code instead: the appliance must be specifically listed for manufactured housing, installed with outside combustion air, and anchored to the structure. That's why the beautiful firebox a neighbor put in a site-built house may not be legal in your manufactured home — the listing, not the budget, decides the field. We check the data plate before quoting anything.
Sealed beats open here anyway
Flat Rock's old open hearths pull cold-air drafts into rooms; a sealed direct-vent unit does the opposite, holding heat in and staying chimney-free. On a manufactured home that sealed, sidewall-vented approach is usually the right call from the start. Natural gas serves much of the area, so many homes get a short gas run — one of the two cheapest variables in an install.
