How much should I budget all-in for a complete fireplace project?

In Brevard, budget $4,000–$12,000 all-in for a fully vented gas or wood fireplace with its fuel line or chimney; a gas installation runs $3,500–$8,000. The local wildcard isn't finish taste — it's water. Eighty-plus inches of annual rain cracks crowns, spalls brick, and rusts dampers, so chimney repair can ride on top before a new unit ever burns.

Water is the hidden line item

Brevard's crawl spaces and chimney chases take a beating from the wettest air in the region. Before we talk appliances, we look at the masonry — a cracked crown, spalled brick, or a rust-frozen damper on a downtown or Connestee Falls home has to be sorted first, and that's the line that quietly grows a project. On a moisture-worn firebox, a sealed direct-vent unit is often the better spend: it takes the chimney out of the equation and vents straight out a sidewall. The March-through-June wet season is the worst window to open up a flue, so timing matters here as much as budget.

Propane country

Out toward the cabins and the rural lots, Brevard is propane country, so budget for the LP side — a regulator, orifices set for propane's hotter burn, and tank coordination with your supplier. A Mendota or Kozy Heat sized for propane is a common call in the timber-frame and mountain-modern homes around here. Propane burns hotter per unit than natural gas, an advantage in a cold, wet valley as long as the appliance is configured for it.

Transylvania County permit

We pull the Transylvania County permit and pressure-test every gas line with the inspector present — the licensed step a showroom or landscaper legally can't perform, and the one that protects your home sale and insurance. Brevard is about 40 minutes southwest of our Asheville showroom, an easy drive to see the lines lit before you commit. For a real number that accounts for any chimney repair, book a free in-home assessment at (828) 545-0525.
