Old black-iron and outdoor-rated line can serve for decades, but the fuel matters: propane sizes and pressurizes differently than natural gas, so a line and orifices set for the wrong fuel will soot and underperform on some of the coldest nights we see.
We trace the run from the tank, confirm the regulator holds, and check that the diameter can carry a real heater's demand at this elevation.
Idle for weeks, then instant for guests
A vacation-rental fireplace is expected to light on the first try after sitting cold — that's the whole job. Off-season is exactly when spiders and dust clog a pilot assembly, and when a shutoff valve that hasn't moved in months decides not to seal.
