Should I repair or replace my old gas fireplace?

In Brevard the deciding factor is often moisture — 80-plus inches of rain a year rusts dampers, spalls brick, and corrodes gas valves and controls. If your unit's guts are sound, most failures are a quick, inexpensive part. Replace when rust or a cracked, water-damaged firebox or vent has crossed the line into genuinely unsafe.

Wet-country failures look different here

Transylvania County gets rainforest-level rainfall, and it shows up in the fireplaces. Crawl spaces and chimney chases stay damp, crowns crack, dampers rust, and corrosion creeps into the metal parts of a gas unit faster than it would in a drier town. A lot of Brevard repair calls are exactly that — a corroded thermocouple or a sticky valve — and those are cheap to fix on an otherwise sound firebox. Where we tilt toward replacement is when the moisture has reached the firebox or the venting itself: rusted-through components and water-compromised vent runs aren't parts you patch, because the whole point is a sealed, safe burn.

Propane, cabins, and getting it sealed

Much of Brevard and the cabins around it run on propane, and the mountain-modern and timber-frame homes toward Cashiers and Lake Toxaway often want a showpiece — a hand-built Mendota, or a Kozy Heat sized for propane country. If you're replacing anyway, a sealed direct-vent unit shrugs off the damp far better than an old open or B-vent design. We're a licensed gas contractor: we pull the Transylvania County permit, pressure-test the line, and meet the inspector. A diagnostic tells you whether it's a twenty-dollar part or a genuine replacement. Call (828) 545-0525.

Waterproofing is part of the answer

When we replace a unit here, we also look hard at what let the moisture in — a cracked crown, a rusted-through cap, a missing stainless liner — because a beautiful new insert vented through a failing chimney just corrodes all over again. In Transylvania County's long wet season, protecting the venting and the chimney is every bit as important as the appliance you set inside it, and we quote the whole picture upfront.
