What does it mean when a new-construction home is 'fireplace-ready' or has a fireplace rough-in?

In Asheville, 'fireplace-ready' usually turns up on the newer South Asheville and Biltmore Village builds — the framer left a chase, a capped gas stub off the city main, and a nearby outlet, but no actual fireplace. It's a prepped hookup point, not a working hearth. The appliance, venting, finish, and the licensed gas connection are all still ahead.

Why it looks different across town

Half of Asheville never had a rough-in at all. The original masonry fireplaces in Montford and North Asheville were built brick-by-brick a century ago — those are retrofits, where we drop a sealed insert into an existing firebox. A rough-in is the opposite: a stud-framed opening in a new build, waiting on a zero-clearance unit. Knowing which one you've got changes the whole plan, and it's the first thing we sort out on a walkthrough.

The final tie-in is licensed work

Your builder can frame the chase and stub the line off the natural-gas main that runs through most of the city, but connecting an appliance to fuel is licensed work in North Carolina — a general contractor or mason legally can't make that last connection. We set the unit, run and terminate the vent, connect and pressure-test the line, pull the Buncombe County permit, and meet the inspector. One company owns the whole result.
