Why does my fireplace smell like rotten eggs even when it's off?

Get out, then call the supplier on the tank

Whether it's your home or a rental you manage, don't investigate. Leave switches, the thermostat, and the garage door untouched, no flame, no unplugging, and get everyone outside. From a safe distance call the propane supplier whose name is on the tank, then 911, then us. We locate the leak, pressure-test the line, and make the repair before that fireplace is trusted for the next check-in.

Inspect before the season, not during it

For idle cabins, a pre-season inspection before peak rental months catches a weeping fitting before a guest ever smells it.
