Are ventless fireplaces safer in an older drafty house than in a tightly sealed new home?

In Brevard, moisture is the deciding factor before house age even comes up. With 80-plus inches of rain a year already cracking crowns and rusting dampers, a ventless fireplace, which pours water vapor straight into the room, is a hard sell in any tight new build here. A drafty older downtown home tolerates it; a sealed one should not.

A wet town is the worst place to add indoor humidity

Brevard homes fight water from the outside in: crawl spaces stay damp, chimney chases wick moisture, and the wet season from March through June keeps everything saturated. A vent-free unit adds to that load from the inside, returning every bit of its combustion moisture to the living space. In a leaky older home near downtown, the constant air exchange carries it off. In a tightly sealed new build, that humidity has nowhere to go and lands on cold windows and in corners already prone to it. In a town this wet, ventless works against the house instead of for it.

Propane country, and the fixed rules

Out toward Connestee Falls, Sherwood Forest, and the cabins you are on propane, and vent-free comes with the same non-negotiables regardless of fuel: sized to the room's Btu ceiling, never in a bedroom or bath, and an oxygen-depletion sensor that is a safety backstop, not a shortcut around correct sizing and yearly service. We convert and set the orifices and pressures for LP correctly, because propane burns hotter per unit and sooties fast when it is wrong. We permit the work with Transylvania County and pressure-test every line.
