Rebuild once, get both right

When a home is already opened up for repair, it's far easier and cheaper to route a sealed fireplace and think through radon at the same time than to retrofit either later. Swannanoa's storm recovery has a lot of Grovemont and Bee Tree homes in exactly that state. Foundations that shifted or cracked in the flooding can give soil gas new ways in, so a house that never had a radon issue is worth re-testing as part of the rebuild.

River-valley fog and cold-air pooling keep these homes damp, another reason to seal things up properly the first time.

Those original 1940s-60s masonry fireplaces are wide open and draw hard, sending household air up the flue and pulling make-up air — radon included — up from the slab. A sealed [direct-vent gas fireplace](/services/gas-fireplace-installation) installed in the rebuild does the opposite, taking combustion air from outside and barely touching house pressure. It also gives you power-optional heat, which after the outages here means a warm house even with the grid down.

Radon sub-slab mitigation is a separate specialty we don't install, but we handle the fireplace and the gas line, permitted with Buncombe County and pressure-tested — the licensed work a general contractor legally can't connect.
