Do Asheville historic districts restrict adding a chimney, vent termination, or fireplace?
Here it is worth taking seriously — Flat Rock is the most historic-minded village we serve after Asheville, with homes dating to the 1800s. Asheville's specific commission still does not govern you 30 minutes south, but the Village of Flat Rock and Henderson County have their own say, so a street-facing chimney or termination is worth confirming with them before you build.
1800s homes, oversized hearths, aging flues
Flat Rock's housing stock is genuinely old, and it shows in the fireplaces: oversized open masonry fireboxes paired with aging clay flue liners. Those open hearths pull cold-air drafts down into rooms rather than heating them, and the deteriorating clay liners are a safety issue as much as a comfort one. This is the older, street-facing fabric that a village so protective of its character would want reviewed before anything new appears outside.
Preserve the look, skip the new penetration
The move that respects a historic Flat Rock home is one that changes nothing outside. A sealed gas insert with a stainless liner set up the existing chimney fixes the draftiness, upgrades the failing flue, and turns a heat-losing open firebox into a real heater — with no new opening in a facade the village prizes. Flat Rock sits on natural-gas mains, so most of these are direct-vent gas conversions.
Confirm the review, then pull the permit
Check with the Village of Flat Rock and Henderson County on any exterior change; the design-review path here is a separate system from Asheville's. Regardless of that, Henderson County issues the mechanical permit and inspects the gas connection, and extending the line is licensed work that is ours alone. Call (828) 545-0525.
