Do fireplaces and chimneys in older homes need more frequent maintenance?

Increasingly, yes — Fletcher's issue is age catching up with the 1990s. Those subdivision homes along the I-26 corridor came with builder-grade fireplaces, and factory-built prefab units typically last 15 to 30 years. Many are now reaching that window, so beyond routine service they may need refractory panels, parts, or full replacement — a different aging story than old masonry.

Prefab boxes, not old brick

Fletcher's older housing isn't century-old masonry — it's the 1990s builder-grade fireplaces that came standard in the subdivisions off Airport Road and Howard Gap. Factory-built prefab units have a service life, typically 15 to 30 years, and a lot of Fletcher's are now well inside it. What ages here is the appliance itself: cracked or warped refractory panels, worn valves, tired blowers, a firebox that's simply run its course. That's a maintenance-and-eventual-replacement question more than a chimney-masonry one, and it deserves a different eye than an old open hearth.

It also means the fixes are appliance parts, not repointing and relining — so the conversation is usually about the unit, not the chimney around it.

When service turns into replacement

An older prefab still gets its annual look — pilot cleaning, safety check, blower and valve inspection. But on a 25-year-old unit our honest advice sometimes shifts from repair to replacement, because parts get scarce and a modern sealed direct-vent unit is safer and far more efficient. We won't nickel-and-dime a lost cause, and we won't push a new box on a firebox that has good years left in it.
