Idle, then instant — hard on a system

A fireplace that sits cold for weeks and then has to perform for a guest on arrival is a maintenance case of its own. Over the off-season, spiders and dust clog the pilot assembly and burner orifices — the classic mountain failure — and a propane unit that wasn't serviced won't light cleanly when a renter flips the switch. On older cabins the odds of a no-light go up. That's why we push pre-season inspections here before the peak rental months, so a system that's been dormant is proven to work before anyone's depending on it.

Propane and altitude

Propane burns hotter per unit than natural gas and needs the right orifices and pressures; an older LP conversion set up loosely will soot and underperform, and it's colder up here so the appliance works harder for more of the year. At 3,020 feet freeze-thaw is relentless on older masonry — cracked crowns, split liners, rusted dampers — so the chimney around a wood or gas unit often needs repair on its own timeline, not just the appliance's annual service.
