Do historic district rules affect whether I can install or change a fireplace and chimney?
In Marshall, two things collide: a revitalized historic downtown where street-facing changes get noticed, and steep, tight hillside lots that make chimney routing genuinely tricky. A design review only cares about the exterior you can see from the street, but the terrain here is often the harder constraint — and a sealed direct-vent unit solves both at once.
Narrow Downtown, Steep Lots
Marshall's revitalized downtown is a run of narrow, multi-story buildings pressed against the mountainside, and the surrounding homes climb steep hillsides with limited access. On the historic core, any change to a street-visible facade or roofline is the kind of thing a design review weighs. But just as often the real problem is physical — there's simply no clean path for a tall traditional chimney on a tight, sloped lot. A sealed direct-vent fireplace needs no chimney at all; it vents through a compact sidewall or roof termination, which we can route to a discreet elevation that also keeps a design board content.
Draft in the French Broad Gorge
The French Broad gorge brings cool, damp evenings and swirling air, and tight mountainside lots ringed by higher ground make draft unpredictable for an open fireplace — downdrafts are common. A sealed unit doesn't rely on a strong natural draft, so it burns steady where an open masonry hearth would puff and struggle. On an older downtown home whose exterior is worth keeping, an interior liner lets us fix the working chimney without touching the historic face.

Marshall is in Madison County, about 25 minutes north of our Asheville showroom. We pull the county permit, pressure-test any gas line we run, and meet the inspector; where downtown design review applies, it runs alongside that permit. Call (828) 545-0525 or request a free in-home assessment.
