Does a masonry chimney need waterproofing or crown maintenance?
In Fletcher it depends on what's on your roof. Many of the 1990s subdivisions and newer I-26 corridor builds have factory-built fireplaces with a metal chase cover up top, not a poured masonry crown — so the maintenance item is the cover, not brick sealant. Where you do have real masonry, yes, waterproofing and crown care apply every year.
Builder-grade means a chase, not a crown
A lot of Fletcher's housing stock went up in the 1990s and after, and builder-grade fireplaces from that era are usually factory-built units venting through a framed chase. What sheds water at the top isn't a concrete crown — it's a bent-metal chase cover. Those covers pond water in the middle, rust through, and split at the seams, and when they fail, water runs straight down the chase into the framing. A prefab unit typically lasts fifteen to thirty years, and a failed cover can shorten that fast. It's the same water-intrusion problem as a cracked crown, just a different part with a different fix.
The masonry that is here still needs it
Not everything in Fletcher is prefab. Older homes and some custom builds around Cane Creek and Howard Gap have true masonry chimneys, and the airport-area commercial properties — Fletcher runs heavier on commercial demand than the towns around it — often have substantial brick stacks. On those, the crown-and-waterproofing rules are the same as anywhere in Henderson County: check the crown for cracks, seal the brick breathable, and keep water out before the freeze at 2,150 feet turns it into spalling.
