Does a masonry chimney need waterproofing or crown maintenance?
It depends on which Weaverville chimney you've got. The older downtown homes with original masonry fireboxes genuinely need yearly crown and waterproofing care — soft old brick and thin crowns don't shed water on their own. The new Reems Creek construction is usually factory-built with a metal chase cover instead, which is a different maintenance item entirely.
Old downtown brick
Weaverville's older core is full of original masonry fireboxes — inefficient by modern standards, and built with the porous brick and thin mortar crowns of their era. Those crowns crack, the brick drinks rain, and at 2,252 feet the soaked-in water freezes and spalls the face. This is the housing stock where annual sealing and crown upkeep pay for themselves several times over, because the alternative is watching the masonry crumble and the flue take on water it was never meant to hold.
New construction, new part to watch
The rapid build-out in Reems Creek is a different story. Most of those newer homes have factory-built fireplaces venting through a framed chase capped with a metal chase cover, not a poured masonry crown. Those covers still fail — they pond water, rust, and split at the seams — but the fix is a chase cover, not brick sealant. If you're not sure which kind you own, that's fine; telling them apart and knowing what actually needs attention is exactly what an inspection settles.
Either way, once a year
