Yes — and in Brevard the wet plays a role most towns don't deal with. Much of Transylvania County runs on propane, and propane soots readily if the air-to-gas balance drifts. Add 80-plus inches of annual rain corroding dampers and vent caps, and an annual service — burner tuned, venting checked — is what keeps the flame clean.
Propane and a clean flame
Out here toward the cabins and Connestee Falls, propane is the norm, and LP is less forgiving than natural gas: it burns hotter and needs precise orifice sizing and manifold pressure. When that balance slips — a drifted regulator, a partly fouled port — the flame goes rich and yellow and starts laying soot on the logs and glass. A yearly tune-up on a propane unit isn't just a burner brush; as a licensed gas contractor we confirm the regulator and pressure that a sweep, mason, or handyman legally can't touch.
What the rain does to the burn
Brevard's wet season, March through June, drives moisture into crawl spaces and chimney chases, rusting dampers and corroding metal vent components. A partly blocked or corroded vent starves the burner of combustion air, and a starved burner runs dirty no matter how clean the ports are. So our service checks the whole path — venting, cap, and the glass gasket seal on a direct-vent unit — not only the flame itself.
