Electric fireplace vs a small direct-vent gas fireplace for an ADU or tiny home — which makes sense?

Around Sylva, a fair share of ADUs are rentals — student and short-term units near WCU — and that use case leans electric: nothing for a tenant to manage, no fuel liability, a flame at a switch. But for a year-round suite or a Dillsboro cottage that needs real heat off the Tuckasegee, a small direct-vent gas unit is the sturdier pick.

Rental-first thinking

For a unit that turns over with tenants, electric's simplicity is a genuine feature — a Dimplex plugs in, throws a convincing flame, needs no service, and there's no gas appliance for a renter to misuse. The honest catch is output and outages: it's supplemental heat around 5,000 BTU and it dies the moment the power drops. For a warm-weather accent in a well-heated student rental that's rarely a dealbreaker; for a cabin that's someone's only heat, it is.

The valley is hard on old chimneys

Sylva's Tuckasegee valley drains cold air and holds river moisture, which rusts dampers and degrades flue liners faster than folks expect — a real issue for Dillsboro's historic homes and their older masonry. If you're adding an ADU on such a property, a sealed direct-vent gas unit is the low-maintenance move: no chimney, a short sidewall vent, sealed combustion. Fuel is mixed here — some gas, plenty of propane — and either feeds it; we permit the line with Jackson County and pressure-test it before it lights.

Ambiance in a rental you turn over: electric, cheap and carefree. Dependable heat in a suite you actually live in through a river-valley winter: a small gas unit, sized so it warms gently.
