How much does it cost to replace an old builder-grade prefab (zero-clearance) fireplace with a new unit?
In Brevard, a builder-grade prefab replacement typically runs $3,500–$8,000 installed for a sealed direct-vent gas unit, or $4,000–$12,000 for a full vented gas or wood rebuild with a new line and chimney. With 80-plus inches of rain a year and much of the county on propane, moisture damage and fuel type both drive the final number — the free in-home look settles it.
Eighty inches of rain gets into the chase
Brevard is one of the wettest places we serve — better than 80 inches a year — and that water is hard on a prefab's surroundings. Chimney chases and crawl spaces here take on moisture that rusts dampers, spalls brick, and cracks crowns, so when we replace a builder-grade zero-clearance box we look closely at the chase, the framed vent path behind the wall, before setting anything new. A soaked, rusted chase can add finish and repair work to the job; catching it during the swap is cheaper than chasing a leak down the road. The wet season runs March through June, which is a sensible window to have the work done before you're depending on the heat.
Propane country, cabin duty
Much of Brevard and Transylvania County runs on propane rather than natural gas, especially out toward the cabins, Sherwood Forest, and Connestee Falls. For a propane replacement, Kozy Heat's Springfield 36 is built in Minnesota for cold-climate propane duty; for a timber-frame or mountain-modern home, Mendota's hand-built FullView FV41 is the luxury centerpiece and the most convincing wood-fire look we sell. We connect the propane system — regulator, piping, appliance setup — and coordinate the tank with your supplier; that gas work is licensed and ours alone. We pull the Transylvania County permit, meet the inspector, and the assessment 40 minutes from our showroom is free. Call (828) 545-0525.
