How much does it cost to replace an old builder-grade prefab (zero-clearance) fireplace with a new unit?

In Flat Rock, if you've got a builder-grade zero-clearance box in a newer home, replacing it with a sealed direct-vent gas unit runs $3,500–$8,000 installed, or $4,000–$12,000 for a full vented rebuild with a new line and chimney. Prefab or masonry — Flat Rock has both

Flat Rock's character comes from homes dating back to the 1800s, with oversized open masonry fireplaces and aging clay flue liners. Those aren't prefab replacements at all — an open masonry hearth that's dumping cold-air drafts into the room is best fixed with a sealed insert and a proper liner, which preserves the historic look while turning a heat-loser into a real heater. The builder-grade zero-clearance replacement question belongs to the village's newer construction, where a factory-built metal box has simply aged out. Telling the two apart is the first thing we do, because they're genuinely different projects with different costs, and quoting one as the other would do you no favors.

The prefab swap, done to code

When it is a true prefab replacement, the old unit and its dedicated vent come out, the chase gets inspected, and a new unit goes in with its own listed vent system. Flat Rock is on natural-gas mains, so a direct-vent gas conversion is clean — Napoleon's Ascent 36 or Heat & Glo's 6000CLX, depending on how much of a great-room anchor you want. Framing and facade work around the new opening follow, and finish is the biggest price swing.
