The high-value move is a sealed insert to turn it into a real heater, then a surround built once around the new unit. Sequencing that correctly is what protects the finishing budget.
Insert first, then finish — in that order
Arden's established neighborhoods are full of drafty open fireboxes, and the mistake we most want to help people avoid is paying a mason for beautiful stone and then cutting into it a year later to add the insert they really needed. Slide the sealed gas or wood insert in first — inserts commonly run 70% efficient or better versus an open fireplace that can net a heat loss — then finish around it a single time. Do it in that order and you never pay twice. Get it backward and the stonework becomes the expensive thing you have to damage.

From there the finish scales to taste and budget: tile or a painted surround with a stock mantel at the low end, stacked stone with a chunkier mantel in the middle — the most common look we install — and full stone with custom timber at the top. Larger Biltmore Park-area homes and offices sometimes want that top tier, where the mason's labor can rival the appliance itself, and heavy stone needs structural support set before the first piece. Whatever the tier, the surround is the flexible layer; the appliance, venting, and gas line get locked first.
