How often should the fireplace in a short-term rental property be serviced given heavy guest use?

A Black Mountain short-term rental needs annual service at minimum, with a mid-season check worth it on a hard-booked property — and because we're only 15 minutes east, that check is easy to fit between guests. The wooded, shaded lots around Montreat and Ridgecrest keep rentals cool and damp, and Swannanoa Valley inversions leave mornings 10 to 15 degrees colder, so guests light early and often.

Cold mornings, heavy use

Black Mountain and the Montreat–Ridgecrest side draw a steady retreat and vacation crowd, and those guests use the hearth. Valley cold-air pooling makes mornings sharply colder than Asheville, and late frost dates push the burning season deep into spring. A rental fireplace here isn't decorative — it's doing real work, which means faster soot on a gas unit and faster creosote on a wood flue.

The heavily wooded lots that make the area beautiful also keep houses shaded and moisture-prone, and damp is hard on masonry and steel. That's another reason the annual inspection matters on a property you don't live in and can't watch daily.

Close enough for a mid-winter look

Most Black Mountain rentals sit on the natural-gas main, the low-drama choice for turnover — a guest runs it off a switch, no wood to store, no ash to clear. Annual service before the season, then a quick mid-winter glass, flame, and vent check on a high-occupancy property, is the right rhythm.

Being 15 minutes from the Emma Road showroom means we can reach a Black Mountain rental fast when a guest reports a problem — no-heat calls get priority in winter. Any gas line we run is permitted with Buncombe County and pressure-tested. Keep a service log and call (828) 545-0525.
