Is it worth fixing a 20-year-old gas fireplace?

In Brevard, it depends less on age than on moisture. With 80-plus inches of rain a year, the thing that flips a 20-year gas fireplace from fixable to done is corroded venting, a rusted-through firebox, or a burner eaten by damp — a safety issue, not a cheap part. If those are sound, most repairs here are still inexpensive.

Rain is the deciding factor in Transylvania County

Brevard sits in some of the wettest country we serve, and that wet season from March through June is hard on a fireplace's structure. Crawl spaces and chimney chases hold moisture, crowns crack, brick spalls, and dampers rust. On a 20-year unit, that means we inspect the venting and firebox first — before we ever price a part — because damp-driven corrosion is the honest safety line. A rusted vent or a firebox that won't hold a seal isn't worth patching; a fireplace whose bones survived the moisture usually just needs a cleaning and a worn sensor replaced.

Propane country changes the checklist

Much of Brevard and the cabins around it run on propane rather than a gas main, so a two-decade LP unit gets a fuel-specific look: regulator condition, orifice sizing, and burner pressure all drift over 20 years, and a wrong or worn setup shows up as soot and lazy yellow flame. These are still repairs, not replacements — but they're licensed gas work, permitted through Transylvania County and pressure-tested, never a DIY adjustment. Our [natural gas versus propane guide](/guides/natural-gas-vs-propane-in-wnc) explains why the fuel matters.

Repair or replace, priced plainly

If the moisture won and the vent or firebox is gone, a new sealed direct-vent unit is the move, with a fresh warranty and parts you can count on. If the structure held, we fix it and move on. Either way you get both numbers up front. Call (828) 545-0525.
