Is it worth fixing a 20-year-old gas fireplace?

In Clyde, a lot of 20-year fireplaces sit in 1960s-to-'80s ranch homes with dated fireboxes, and many are prime insert-upgrade candidates rather than repairs. Still, if the firebox and vent are sound, a cheap part keeps yours running. What tips it to replacement here: discontinued components, or river-valley humidity that has rusted the damper and degraded the flue.

Dated ranch fireboxes, ready for more

Much of Clyde's housing is 1960s-to-'80s ranch-style, and the fireplaces built into those homes are showing their age — dated fireboxes that were never efficient to begin with. A 20-year gas unit in one of these is often a fine candidate for an insert upgrade, which drops a sealed, heat-producing appliance into the existing opening and commonly runs 70% efficient or better. That's not to say every unit needs it: if yours is a sound direct-vent fireplace, a worn sensor or blower is an inexpensive, single-visit fix, and we'll leave a working unit alone.

River humidity goes after the metal

Clyde shares the cold-air drainage and river dampness of the Pigeon valley with Canton and Waynesville, and that moisture is hard on the components a repair-or-replace call hinges on: dampers rust, caps corrode, and masonry flue liners degrade. On a two-decade unit, we inspect the venting and firebox closely, because corrosion there is a safety flip, not a cheap fix. All gas and liner work is licensed and permitted through Haywood County, inspected before we sign off.

The plain recommendation

If the bones are good and the part is available, we fix it. If you've got a discontinued part, a rusted-out vent, or a dated firebox you'd rather turn into a real heater, we'll price an insert or a new unit alongside the repair. Your call, on real numbers. Call (828) 545-0525.
