What can void a gas fireplace warranty?

The usual culprits: unqualified or DIY installation, skipping required annual service, using non-OEM replacement parts, converting between natural gas and propane without the manufacturer's kit and a licensed tech, and running the unit outside its listed clearances or modifying it. Manufacturers cover defects — not damage from bad installs, missed maintenance, or improper use. Neglect and tampering are the common threads.

The five that come up most

After 20-plus years of warranty calls, the same handful of issues void coverage. One, installation by someone unqualified — or a homeowner — instead of a licensed tech to the listed instructions. Two, skipped maintenance the warranty required and you can't prove you did. Three, non-OEM parts jammed in to save a few dollars. Four, a fuel conversion done wrong. Five, modifying the unit or ignoring clearances and venting specs.

Notice the pattern: manufacturers warrant against their own defects, not against what happens to the unit afterward.

The maintenance trap we see every fall

The most common self-inflicted void is neglect, and it's very much a mountain problem. Over the off-season, spiders and dust clog the pilot assembly and burner orifices — a Western NC classic. Run the unit hard on a fouled burner and you can damage components, then find the claim denied because the failure traces to missed service, not a defect.

Annual service, late summer or early fall before you depend on it, both prevents the damage and gives you the documented record a warranty may require. Ours starts from $189.

Fuel conversion is the sneaky one

Natural gas and propane burn at different pressures and need different orifices — get it wrong and the unit soots, underperforms, or fails, and the warranty goes with it. A conversion has to use the manufacturer's approved kit and a licensed tech, which in NC is required anyway.
