What happens if a fireplace was installed without a permit?

It can come back to bite you at the worst time — a home sale or an insurance claim. Unpermitted gas or hearth work has no inspection record, so an insurer can deny a fire or CO claim, and a buyer's inspector or closing attorney can flag it. The fix is an inspection and, often, corrections to bring it up to code.

It surfaces at the worst time

An unpermitted install can sit quietly for years and then cost you exactly when you can least afford it — a home sale or an insurance claim. Because there was no inspection, there's no record the gas line was pressure-tested or the venting was done right. A buyer's inspector or closing attorney flags the missing paperwork and stalls the deal; worse, an insurer can deny a fire or carbon monoxide claim on the grounds the work was never permitted or inspected. Unpermitted gas work can void the coverage you're counting on.

Fixing it after the fact

The good news: it's usually fixable. We can inspect an existing install, pressure-test the gas line, check the venting and clearances against the appliance's listing, and tell you honestly what it needs — sometimes nothing but the inspection, sometimes corrections to bring it up to code, then a permit to put it on record. We see plenty of these in older Asheville and Canton homes where a previous owner or an unlicensed handyman took a shortcut.
