What is the best fireplace to put in new construction?
For new construction in Brevard, the best fireplace is a sealed direct-vent propane unit with venting and chase details engineered for 80-plus inches of annual rain — this is propane country, and it is also some of the wettest ground we serve. Rain is the first design constraint
Eighty-plus inches of rain a year cracks chimney crowns, spalls brick, and rusts dampers on Brevard's existing homes — and the wet season runs March through June, right when most builds are trying to dry in. A new home here should minimize what the weather can attack: a direct-vent unit needs no masonry chimney at all, just a sealed coaxial pipe through a sidewall or roof with proper flashing. Crawl spaces and chimney chases in Transylvania County are especially prone to moisture damage, so where the gas line routes and how the chase sheds water are decisions worth making on paper, not on site.
Plan the propane at site work
Most of Brevard runs on propane, and the smart sequence sets the tank location with your supplier and trenches the buried, outdoor-rated gas line before landscaping and hardscape go in. Propane burns hotter per unit than natural gas and requires different orifices and pressures — in North Carolina that's licensed work, and it's our lane: we run the line, pressure-test it, pull the Transylvania County permit, and meet the inspector.
