What's the best upgrade for a builder-grade prefab fireplace?

In Arden's Royal Pines and Skyland neighborhoods, the math is simple: a fireplace installed when these 1980s-and-90s homes went up is at or past the end of a prefab's 15-to-30-year design life, so the best upgrade is full replacement with a sealed direct-vent gas unit off the natural-gas mains — not another winter of a drafty box pulling warm air out of the room.

Arden's fireplace problem is an age problem. The neighborhoods from Skyland down through Royal Pines and Avery Creek filled in through the '80s and '90s, and their tired, drafty fireplaces now actively pull heat out of rooms — warm air up the flue, cold air in around the doors. We see the same story over and over off Hendersonville Road: handsome mantel, dated brass doors, and a firebox nobody has lit in five years because it made the room colder.
