Are ventless gas fireplaces worth the savings, given the trade-offs?
Around Mars Hill, the university rentals drive a lot of demand for easy, flip-a-switch gas — but that's the exact setting where ventless runs into trouble, since it's restricted near sleeping rooms and depends on tenants keeping up annual service. In the rural valleys on propane and wood, a well-kept owner's home is a much better home for vent-free.
Easy-to-use isn't the same as anywhere-to-use
It's true that vent-free is the simplest, cheapest way to add gas heat, and near campus the appeal of a low-maintenance fireplace is obvious. The problem is placement and upkeep. Ventless is sized to a specific room's square footage and restricted or prohibited around bedrooms and baths — awkward in rental floor plans where every room might be someone's bedroom. And its oxygen depletion sensor and burner need a yearly service that rental turnover tends to skip. Easy to run is not the same as safe to ignore.
The rural valleys are a different story
Out in Spring Creek, Gabriels Creek, and Forks of Ivy, homes lean on propane and wood, and a lot of them have the big rooms and the owner-attention that vent-free actually wants. On LP we set the orifices and pressures so it burns clean and hot, and at this elevation — one of the colder spots we serve — we'll be candid about whether you're asking a supplemental heater to do a primary heater's job. We permit the work with your county and pressure-test the line.
Bottom line
For student housing, direct-vent is the responsible choice. For an owner-occupied home with a generous room and yearly service, ventless is a fair deal. Mars Hill is about 30 minutes from our Asheville showroom; call (828) 545-0525.
