Building a new home — should we frame for a direct-vent gas fireplace or a wood-burning fireplace with a chimney?

Building around Sylva, factor in the distance and the damp. We're 50 minutes west, so the lower-service choice — sealed direct-vent gas — spares you callbacks, and the Tuckasegee valley's river moisture rusts dampers and degrades flue liners fast, which is hard on an open wood chimney. Frame for wood only if you'll burn it enough to justify the upkeep.

Fifty minutes west — build it low-service

Sylva sits at the far edge of our service range, and that's a real input to this decision. A sealed direct-vent gas fireplace is the low-maintenance option — no chimney to sweep, no open flue collecting the Tuckasegee valley's river moisture. That moisture is no small thing here: cold-air drainage and damp air rust dampers and degrade flue liners faster than most towns. An open wood-burning fireplace means committing to that upkeep from a distance. If you want wood anyway, we frame the chase and spec a stainless liner and cap built for the wet.

Jackson County builds, decided at framing

Parts of the area run natural gas and much of it is propane — either works, and where it's LP we coordinate the tank with your supplier and set the appliance for it. The asymmetry still holds wherever you build: a wood-ready chase can take gas later, but a gas-only opening never becomes a chimney, so if you're torn, frame for wood and keep the door open. Idle student rentals near WCU also mean a hearth that must light reliably after months untouched — another mark in gas's column for that kind of build.

Licensed, permitted work this far out

Gas piping is licensed work no showroom or mason can legally connect. We coordinate with your builder at rough-in, run and pressure-test the line, pull the permit with Jackson County, and meet the inspector — one accountable crew even at distance.
