Electric insert vs gas insert — which is better for an existing fireplace?

Mars Hill has two answers. Around the university, rentals want easy, hands-off warmth — electric plugs in with nothing to service, or a gas insert where real heat matters. Out in the Spring Creek and Gabriels Creek valleys, homes on propane or wood lean gas: a sealed propane insert delivers 70-percent-plus heat and works when the power is out.

Campus rentals and rural valleys pull different ways

In the Mars Hill University area, fireplaces mostly need to be simple — easy to use, easy to leave alone between tenants. An electric insert fits that perfectly: it plugs in, needs no annual service, and gives a convincing flame with about 5,000 BTU for a modest room. Out in the Spring Creek and Gabriels Creek valleys it is a different world — rural homes already lean on propane or wood, and there is no gas main, so a gas insert runs on LP, converted and pressured for propane. That is a real heater for a cold valley house at Mars Hill's higher, colder elevation, where 5,000 supplemental BTU would not be enough.

Heat, outages, and the Madison permit

The rural case for gas gets stronger when the power fails: a millivolt propane insert keeps a valley home warm through an outage, while an electric unit sits cold. Wood already does that job for many families out here, but a propane insert adds it with none of the hauling or cold-start smoke. Either gas route is licensed work — liner, propane connection, a permit through Madison County, and the inspector.
