Electric insert vs gas insert — which is better for an existing fireplace?
In Sylva the answer splits by who lives there. For a WCU-area rental, an electric insert is often smarter — low-maintenance, nothing to service between tenants, and no gas appliance to worry about. For an owner-occupied Dillsboro home you want to actually heat, a sealed gas insert's 70-percent-plus output is the better call.
Rentals versus the home you live in
Sylva has two very different fireplaces. Near Western Carolina, student rentals get heavy, inconsistent use, and for a landlord an electric insert is genuinely appealing — it plugs in, there is nothing to tune up, and there is no gas appliance in a rental to inspect or worry about a tenant misusing. Its roughly 5,000 BTU is fine for the modest rooms involved. In historic Dillsboro, an owner-occupied home with an original masonry chimney is a different question: if you want that room warm through a Jackson County winter, a gas insert at 70 percent efficient or better does what an electric unit cannot.
