Moisture decides your budget
Transylvania County's wet season pounds chimneys from March into summer, cracking crowns, spalling brick faces, and rusting dampers in the crawl spaces and chimney chases around Connestee Falls and Sherwood Forest. Masonry paint and limewash are still the cheapest way to modernize a Brevard fireplace, but they only stick to dry, sound brick.
If white powder is blooming through the surface or the face is flaking, that's water finding a way in — seal that first, or the fresh paint peels by spring.
Cheap updates that do stick
On solid brick, the highest-value moves are the usual ones: limewash the wall, paint tired doors in high-heat black, restain the mantel, and refresh what's inside the firebox. Many Brevard homes and cabins run on propane rather than a gas main, and a propane unit takes a new Real Fyre log set or fire-glass media just as well — a fast, affordable facelift quoted upfront.
