A stainless-steel chimney liner typically lasts 15 to 25 years or more — often the full life of the appliance it serves — while an old clay-tile liner in a masonry chimney can last 50 years but cracks after a single overheating or chimney fire. Aluminum flex liners for gas-only appliances run shorter, roughly 10 to 20 years.

The three kinds of liner age differently

Stainless steel is what we install for wood and most inserts — flexible or rigid, it shrugs off heat and moisture and typically lasts 15 to 25 years or more, often the full life of the appliance it lines. Clay tile is the old masonry standard: durable for decades but brittle, and a single chimney fire or a fast heat spike can crack a whole run of tiles. Aluminum flex is gas-only and the shortest-lived — fine for a low-temperature gas appliance, wrong for anything that burns wood.

What actually wears one out

In WNC, moisture is the quiet killer. Our freeze-thaw cycles and wind-driven rain push water into a chimney, and water plus flue acids corrodes metal and spalls clay tile. Creosote buildup from wood fires is the other one — it's corrosive, and it's fuel for a chimney fire that can destroy a liner in minutes. An unlined or neglected flue ages far faster than the metal ever would on its own, which is why we check the liner every year alongside the appliance.
