Marshall sits lower and a touch milder than the high-country towns, so a 400-square-foot room near 8,000 BTU on the 20-per-square-foot rule isn't pushed up as hard here. The bigger sizing wrinkle is terrain: steep hillside homes and tight downtown lots shape which appliance and vent path fit, which in turn shapes the output you can install.
Terrain drives the appliance as much as the number
Marshall's homes cling to steep hillsides with limited access, and the revitalized downtown is narrow multi-story buildings built hard against the mountainside. On a cramped lot, the vent path — where the sealed pipe can exit a sidewall or run to the roof — often decides which unit fits, and that constrains the practical BTU range before we ever multiply square feet. A direct-vent unit's flexible sidewall venting is frequently the answer where a full chimney run isn't feasible.
So we size the room and choose the vent path together, not one after the other.
Gorge damp, and a milder low-elevation climate
At 1,648 feet Marshall is one of the lower-elevation towns we serve, so its winters aren't as severe as Waynesville's or Maggie Valley's — the formula's floor holds a little closer here. The French Broad gorge does bring cool, damp evenings and can disrupt draft in an open chimney, another nudge toward a sealed, draft-proof direct-vent unit.
