In Sylva, start at 20 BTU per square foot — a 350-square-foot room near 7,000 BTU — but two local factors nudge it up: the Tuckasegee valley drains cold air overnight, and much of the rental stock near WCU runs undersized or neglected fireplaces that never really heated. Cold-air drainage sets a colder target
Sylva sits in the Tuckasegee valley, where cold air drains down and pools overnight and river moisture hangs in the air. The practical effect for sizing is a colder design temperature than the elevation alone suggests, so we spec a modulating unit with headroom that can meet a sharp valley cold snap and idle down the rest of the time. That river damp also rusts dampers and degrades flue liners quickly, which is a point in favor of a sealed direct-vent unit over an open, aging chimney.
The town is mixed-fuel — natural gas in parts, propane elsewhere — and we set each up to burn clean.
Student rentals and historic homes, sized honestly
Much of Sylva's near-campus housing is heavily used but inconsistently maintained, and it's common to find a fireplace that was undersized from the start or left to clog — so it never delivered the heat the room needed. Right-sizing a replacement to the actual footage and ceiling fixes that. Over in historic Dillsboro, older masonry chimneys often heat better with a sealed insert than with the original open firebox.
