How much does a gas fireplace cost installed?
Maggie Valley is propane-only and one of the coldest communities we serve at over 3,000 feet, so a gas fireplace here runs $3,500-$8,000 installed with the propane setup built in. Much of our work is vacation rentals and cabins - fireplaces that sit idle for weeks, then have to light instantly for guests - which makes reliable ignition and pre-season service part of the value.
Propane at 3,000 feet
Maggie Valley sits above 3,000 feet - some of the coldest, snowiest conditions we work in - and it's propane country, no natural-gas mains up here. So every gas fireplace starts with the propane side: we set the regulator, run the piping, dial the appliance to the correct orifices and pressures, and coordinate the tank with your supplier. Elevation makes draft harder to establish and propane's higher burn temperature less forgiving of a sloppy setup, which is exactly why this is licensed work, not a showroom drop-off. For a cabin up Jonathan Creek or off Soco Road that has to hold heat on a single-digit night, an American-made Kozy Heat is built for it. Our [fuel guide](/guides/natural-gas-vs-propane-in-wnc) covers the propane differences. At this elevation snow can close a road on the very weekend a rental is booked, so getting the install and its ignition dialed in before the season - not mid-storm - is really the whole game.
Rentals that light on the first try
The other Maggie Valley reality is the rental calendar. A fireplace here might sit dark for three weeks, then a family arrives at 9 p.m. in January expecting flame at the flip of a switch. That's an argument for a sealed direct-vent unit with dependable ignition - and for a pre-season inspection before your peak rental months, because spiders and dust clog a pilot assembly over the off-season and pick the worst moment to do it. We're 40 minutes west and permit every job with Haywood County.
