Rentals and the maintenance rule
A lot of Sylva's housing is student and rental stock near Western Carolina — heavily used and inconsistently maintained. Vent-free fireplaces are built with an oxygen-depletion sensor that shuts the unit down if room air quality drops, and that safety only works as intended when the unit is serviced and used within its room-size limits. For a landlord, the vent-free savings are real, but so is the responsibility to keep the Superior VRT4036 — 40,000 BTU, 99.9 percent efficient — properly maintained.
River-valley moisture and old flues
Over in historic Dillsboro, the older homes have masonry chimneys and clay liners that river moisture degrades, and the Tuckasegee valley's cold-air drainage keeps things damp. Since vent-free adds moisture to the house by design, that's a factor worth weighing in an already-humid river-bottom home. Vent-free is also not permitted in bedrooms and bathrooms — a real constraint in smaller rental floor plans.
