Mills River, North Carolina

When is the best time of year to have a fireplace serviced?

Mills River homes — many of them on propane out on the valley's large rural lots — should book fireplace service in late summer, and it pairs naturally with your pre-season propane top-off. One visit verifies regulator, connections, pressures, and burners before the tank company's busy season and ours collide in October. Tune-ups start at $189.

Propane properties have one extra system to check

Mills River spreads out — big lots, farmland, forest — and a lot of those properties run their gas hearths on propane rather than a main. That adds a layer to the annual service call: beyond the burner and pilot cleaning every gas fireplace needs, an LP system wants its regulator, piping, and connections verified and its pressures confirmed. Propane burns hotter per unit than natural gas and runs different orifices, so an appliance that has drifted out of spec soots and underperforms. The appliance-and-piping side of that is licensed gas work — our lane — while the tank itself stays with your propane supplier, and late summer is when both calendars are still open. Newer subdivision homes on the valley floor get the simpler version of the same visit, and a lazy pilot gets caught in September instead of discovered in November.

Don't forget the fire pit

The Mills River valley's open ground makes it one of the best outdoor-living spots we serve, and plenty of homes here have a gas fire pit or patio feature that deserves the same once-a-year attention. Fall is when those earn their keep — so have the outdoor burner checked in the same visit as the indoor fireplace and walk into entertaining season with everything lighting on the first try. We're 25 minutes south of the Asheville showroom, out past Horse Shoe and Etowah regularly, and any permit work runs through Henderson County. The diagnostic fee only exists when something is already broken — $125, quoted upfront — and the whole point of the fall visit is never needing it. Call (828) 545-0525 and stack it all into one appointment.
