Can an older fireplace, hearth, or flue contain asbestos?
Sometimes — Arden sits right at the cutoff. Its 1980s-90s homes in Royal Pines and Skyland straddle the years when asbestos was being phased out of hearth products, so an early-'80s house can still carry it while a late-'90s one likely won't. In the older ones, watch old firebox board, flue cement, hearth mastic, and gas-log ember fluff. Intact it's inert; disturbing it is the hazard.
Right on the line
Asbestos left these products by the early 1980s, which puts a lot of Arden's housing in the gray zone. A home built in 1981 with an open masonry fireplace could contain suspect material; one from the mid-'90s almost certainly doesn't. Skyland adds another wrinkle — its 1970s ranches and split-levels often have end-of-life prefab wood-burning boxes squarely from the asbestos era. A quick check of the deed or a permit record usually settles which side of the line your home falls on. When a home sits this close to the cutoff, the safe assumption is that suspect material could be present until a test says otherwise.

Those tired, drafty open fireplaces pull heat out of the room, and the popular fix — a sealed insert that turns the hearth into a real heater — means removing the old firebox or box. That's the disturbance moment: cutting or demolishing decades-old board, cement, or mastic. So on a borderline-era home, test before you tear.
