Can an older fireplace, hearth, or flue contain asbestos?
Yes — many Brevard homes and mountain cabins are old enough to hide asbestos around the fireplace, and here the wet climate adds a twist. In pre-1980 houses it turns up in old gas-log ember material, firebox board, hearth mastic, and cement-asbestos flue pipe. Intact, it's harmless — but Transylvania County's relentless moisture can degrade that material and make it more likely to shed fibers.
What 80 inches of rain does to old materials
Brevard gets more than 80 inches of rain a year, and crawl spaces and chimney chases here are notorious for staying damp. Moisture is hard on masonry — cracking crowns, spalling brick, rusting dampers — and it's also hard on old asbestos-containing materials. As cement-asbestos flue pipe or insulating board absorbs water, corrodes, and crumbles, it can become friable, meaning it breaks down and releases fibers far more easily than the same material would in a dry wall cavity. A deteriorating old chimney isn't cause for panic, but it is a reason to have suspect material tested rather than poked at.
Propane country, same caution
Out here you're largely in propane territory — the cabins and rural properties around Connestee Falls, Sherwood Forest, and Pisgah Forest run on LP rather than a gas main. If you're converting an old wood firebox to a propane insert, or replacing a tired log set whose fake embers may be the classic asbestos product, that's the disturbance moment.
