Swannanoa is rebuilding after storm damage, and in the 1940s-to-60s Grovemont homes that came through, the cheap fireplace update is straightforward: limewash the original masonry, repaint the mantel, refresh the media on a natural-gas unit. In a rebuilt home, though, a fresh install may be the smarter spend than dressing up a damaged firebox.
Two situations, two budgets
The storm left Swannanoa split between homes whose fireplaces came through intact and homes being rebuilt from the studs. If your Grovemont-era masonry firebox survived, it's a classic cheap-update candidate — limewash or paint the brick, restain the mantel, black out dated doors, and swap the interior media for a fresh Real Fyre set or fire glass on the gas unit.
If you're rebuilding, spending a small budget to dress up a water-touched firebox rarely pays; a proper new hearth in the new wall usually makes more sense.
Damp valley, patient paint
The Swannanoa River valley pools cold air and holds fog and damp much of the year, which is hard on masonry and slow on drying paint. Give limewash and masonry paint real cure time here, and check that the brick is dry and sound before you seal it — the valley moisture will find any shortcut you take.
The permitted side
