How long do gas logs last before they need replacing?
In Brevard, a gas log set lasts about 10 to 15 years, but propane and mountain moisture both shorten that if the setup isn't right. Out here in propane country and the cabins, a burner mis-orificed for LP runs hot and sooty, cooking logs early. They're replaced on condition, cracked, crumbling, or fouling the flame, not by a fixed clock.
Propane runs hotter, so set it up right
Brevard leans propane, especially the cabins tucked around Connestee Falls, Sherwood Forest, and out toward Pisgah Forest where no gas main reaches. Propane burns hotter per unit than natural gas and needs the correct orifices and pressure; a wrong-fuel or sloppy conversion sends the flame licking too high and blackens the logs, which ages them fast and hides real wear under soot. On the higher-end timber-frame and mountain-modern homes around here, a Mendota FullView or a Kozy Heat Springfield built for propane country holds a convincing look for years when it's dialed in correctly. Get the fuel setup wrong, though, and even a premium set looks tired in a couple of seasons. The Sherwood Forest and Connestee Falls cabins that sit empty between visits are the ones we see soot up worst, since a set that's dialed wrong bakes itself every time an owner fires it up cold.
Rain is the other enemy
Transylvania County catches 80-plus inches of rain a year, and that wet season from March to June cracks crowns, spalls brick, and rusts dampers and burners. Corrosion under the log set distorts the flame and can push a ventless set toward incomplete combustion long before the ceramic itself gives out, so in Brevard the pan and burner deserve as much attention as the logs.
