How long does a chimney liner last, and when should it be replaced?
Here in Asheville it comes down to what era your home is. The clay tile flues in Montford and North Asheville's original masonry chimneys can run fifty years but crack with age; the stainless liners we set behind inserts run fifteen to twenty-five; and the sealed direct-vent gas fireplaces in South Asheville skip a masonry liner entirely.
Two eras of Asheville chimneys
The pre-war homes across Montford, North Asheville, and Kenilworth were built around open masonry fireplaces with clay tile liners, and after eighty or ninety winters of heat cycling those tiles spall and separate at the joints. South Asheville's newer construction is a different animal entirely, much of it built for clean-face gas or a modern wood insert, so the relevant question there isn't the age of a clay flue but whether the factory chimney system or stainless liner is still sound and correctly sized for the appliance in front of it.
What we look for down the flue
You cannot judge a liner from the hearth opening. During a Level 2 inspection we run a camera the full length of the flue, watching for hairline cracks, mortar washed out from between tiles, rust on a metal liner, or charring from a fire that quietly opened the joints. Those are the failures that let heat reach framing and let combustion gases slip into the room instead of leaving through the flue. In older Montford and Kenilworth masonry we turn up deteriorated tile more often than owners expect.
