How long does a chimney liner last, and when should it be replaced?

In Brevard, water is what ends a liner early. With eighty-plus inches of rain a year soaking crowns, chases, and crawl spaces, clay tile spalls and stainless connectors corrode faster than the calendar says. So while tile can last decades and stainless fifteen to twenty-five years, Transylvania's climate pushes both toward the short end. Replace any liner that's cracked, rusted, or gapping.

Rain is the liner's real enemy here

Transylvania County's wet season runs March through June, and that constant moisture is brutal on a flue. Water seeping past a cracked crown gets into the masonry, freezes, and pops tile faces; on a metal liner it finds any bare connector and starts rust. Brevard's downtown homes and the cabins tucked up toward Connestee Falls and Sherwood Forest share the same problem, with chimney chases and crawl spaces that never fully dry out, quietly working on the liner year-round.

Propane cabins and the right metal

Out at the cabins, heat is usually propane, and a propane insert or stove needs a correctly sized stainless liner. The budget aluminum liners are for certain natural-gas appliances only and have no business on propane or in a damp mountain flue. When we reline a wet Brevard chimney, we set stainless and cap it properly so water stays out of the very system that's supposed to carry heat and combustion gases up and away from your home.

See the damage before you burn

You can't spot spalled tile or a rusted joint from the room; it takes a camera down the flue in a Level 2 inspection. We find water-driven liner failures across Brevard constantly, and catching one early keeps a reline from turning into a full chimney rebuild. A stainless liner under a proper stainless cap is the most water-resistant setup we can give a Transylvania chimney, and it's what we default to in this climate.
